Los Angeles City has a program that creates local historic districts (HPOZ’s). It conserves the distinctive architecture and cultural resources of LA’s historic neighborhoods. Designating a neighborhood as a local historic district – also called a Historic Preservation Overlay Zone (HPOZ) means that any new project in that neighborhood must maintain its historic character. 

Maintaining and protecting historic homes and neighborhoods safeguards our cultural heritage. Vintage homes are charming and provide a glimpse back in time. Restoring and celebrating these structures is a way to enjoy our shared history with fellow citizens. 

Like other zoning overlays, HPOZ”S provide an additional layer of protection. All exterior work, including window and door replacement, landscaping, alterations, additions, and exterior construction is subject to additional review. Interior remodeling does not require approval. Each district has its own Preservation Plan with design guidelines.  

HPOZ’s help ensure that the distinctive neighborhood qualities will be preserved; this helps increase property values. Numerous studies show that homes within historic districts appreciate at a higher rate than similar residences outside the designated district. Many homebuyers prefer homes in historic neighborhoods and enjoy their beauty and charm.

Vintage Home Restoration

Retaining and preserving the historic character of properties. Removing historic materials or feature or space alterations that characterize a property should be avoided. 

Consider each property a physical record of its time, place and use. Changes that destroy this like adding features or architectural elements from other eras should be avoided. Most properties change over time, those changes that have acquired historic significance should be retained and preserved. Distinctive features, finishes and construction techniques or examples of craftsmanship should be preserved. 

Deteriorated historic features should be repaired instead of being replaced. When an item is too deteriorated to fix, replace it with an identical or similar period piece. The new one should match the old in design, color, texture and other visual qualities. Don’t use techniques like sandblasting, that damage vintage items. 

Historic House Preservation

Preservation maintains the existing form, integrity, and materials of an historic property. Work focuses on the maintenance and repair of materials and features rather than replacement and new construction. Rehabilitation is the process of making possible a compatible use of an item through repair while preserving its historical, cultural, or architectural value.
